About Valuations
What do I receive?
You receive a private value range for your apartment building, prepared by Don Favia using comparable sales, rent roll review, income analysis, buyer demand, and current Westside market conditions. The professional term is a Broker Opinion of Value, but the goal is simple: help you understand what your building may be worth before you make a decision.
Is this the same as an appraisal?
No. An appraisal is a formal valuation often required by a lender. This is a broker-prepared market valuation designed to show what buyers may pay for your building under current conditions. It is not a substitute for an appraisal, legal advice, tax advice, or accounting advice.
How long does it take?
Most valuation reviews are delivered within 3 to 5 business days. For properties with complex rent rolls or unusual issues, it may take up to 7 business days. We will confirm the timeline once we receive your property information.
Is there any obligation to sell?
No. Many owners ask for a value review for estate planning, partnership discussions, refinancing, 1031 planning, or simply to understand their current equity position. If you decide to sell later, that is a separate conversation.
What information do you need from me?
At minimum, we need the property address and unit count. For a more precise valuation, providing a current rent roll (unit types, current rents, vacancy) and recent operating expenses will significantly improve accuracy. We handle submitted property information with reasonable care and use it to respond to your valuation request.
Do you value properties outside of West LA?
Our expertise is concentrated in the Westside of Los Angeles — specifically Santa Monica, Brentwood, West LA, Mar Vista, Westwood, and Palms. We focus on multifamily properties (apartment buildings) in these submarkets where we have the deepest transaction data and market knowledge.
