What is a Broker Opinion of Value (BOV)?
A BOV is a detailed market analysis prepared by a licensed real estate professional under a supervising broker. It estimates the current market value of your property based on comparable sales, income analysis (cap rate, GRM, price per unit), and current market conditions. Unlike a formal appraisal, a BOV is typically provided at no cost and offers a practical, market-driven valuation.
How is a BOV different from an appraisal?
An appraisal is a formal, licensed opinion of value required by lenders and governed by USPAP standards. A BOV is an informal but rigorous market analysis prepared by an active agent who is transacting in the market daily. BOVs often reflect real-time market dynamics more accurately because active agents have direct access to off-market data and buyer sentiment.
How long does it take to receive my BOV?
Most BOVs are delivered within 3–5 business days. For properties with complex rent rolls or unique characteristics, it may take up to 7 business days. We'll confirm the timeline once we receive your property information.
Is the BOV really free? What's the catch?
There is no catch and no obligation. We provide complimentary BOVs as a service to building owners. If you decide to sell and choose to work with us, that's a separate conversation. Many owners use our BOVs for estate planning, partnership discussions, or simply to understand their current equity position — with no intention of selling.
What information do you need from me?
At minimum, we need the property address and unit count. For a more precise valuation, providing a current rent roll (unit types, current rents, vacancy) and recent operating expenses will significantly improve accuracy. All information is kept strictly confidential.
Do you value properties outside of West LA?
Our expertise is concentrated in the Westside of Los Angeles — specifically Santa Monica, Brentwood, West LA, Mar Vista, Westwood, and Palms. We focus on multifamily properties (apartment buildings) in these submarkets where we have the deepest transaction data and market knowledge.
